How does rent-to-rent actually work?

Dymigo leases your property from you on a long-term agreement and becomes your tenant. We then operate the property as serviced accommodation or a professional HMO.
You receive a fixed, guaranteed rent every month while we handle all the management, running costs and day-to-day operation.
 

Is my rent really guaranteed?

Yes. Your rent is paid on the same date every month, whether the property is occupied or not.
We take on the risk of voids, seasonality and demand – you receive predictable income.


What happens if the property is empty?

You are still paid in full.
Whether the property is fully booked, half full or completely empty, your rent does not change. That risk sits with Dymigo, not you.

 

Who pays for the bills and council tax?

Dymigo does.
We cover utilities, council tax, internet, TV licences and all other running costs while the property is under our lease. Your rent is your net income.

 

Who deals with tenants, guests and problems?

We do.
You only have one tenant – Dymigo.
We handle all guests or room tenants, cleaning, maintenance issues, complaints and emergencies.

 

Will my property be looked after?

Yes.
Our business depends on keeping properties in excellent condition, so we clean regularly, inspect frequently and fix issues quickly. Most landlords find their property is returned in better condition than when we took it on.

 

Is this legal?

Yes.
Rent-to-rent and serviced accommodation are completely legal when done correctly. We operate with written contracts, landlord consent, correct insurance and full compliance with safety and local authority requirements.

 

What happens if something is damaged?

Dymigo is responsible for any damage caused during our lease. We also hold a deposit and insurance, and we return the property in the agreed condition at the end of the contract.

 

How long are your contracts?

Typically between 3 and 5 years, depending on the property. Longer contracts mean greater stability for you and allow us to invest properly into the property.

 

What types of properties do you accept?

We usually look for 2–5 bedroom houses or apartments in Birmingham and the West Midlands that are in good condition and in strong locations. Not every property is suitable - we only take on homes we know we can operate professionally.

 

How quickly can you start paying rent?

Once terms are agreed and contracts are signed, we normally begin paying rent within a few weeks while we set up and launch the property.
